Your Lachlan Partners Property Advisor will provide one-on-one service, a relationship we feel is essential in providing the best possible service.

Our property management philosophy is to maximise landlord’s income while minimising risk and expense. Actioning property maintenance plans effectively are paramount to good tenant relations and maintaining or improving value for the landlord. Our proactive approach to fulfilling landlord’s legislative compliance measures means our landlords and tenants are assured that their rights and obligations are addressed in a timely manner.

You will be fully informed of the status of your rental receipts, building issues or legislative changes that impact you. We pride ourselves on always being accessible to our landlords and tenants, so that response times and communications are efficient.

As property professionals we use the latest IT products and processes for conducting and managing our market research, client communication, banking and service records. We provide an optimum service so that you reap optimum results from your portfolio.

What your property manager provides

  • Proactive management of all aspects of your property portfolio – risk management/mitigation, maintenance plan development, comparative market rent appraisal including suggestions for improvement to increase your return, all relevant document preparation and management, arrange depreciation schedules.
  • Minimisation of vacancy costs – development of a marketing strategy and campaign upon notice from a tenant, arrange for photography, advertising, open for inspections, collect and reference check applications for new tenancy.
  • Condition reporting of current or new tenancy includes photographic, audio visual and written reporting of property to ensure damage or repairs are documented and remedied appropriately.
  • You receive rental income within 48 hours of rent receipts being cleared, and you receive electronic statements that day confirming the transfer, as well as provide you with full financial record at the end of the financial year.

Our property management fees

Our management fees are very competitive and are negotiated with you as is required by law. Beside the management fees, you pay:

  • NO account fees or banking fees
  • NO administration or postage fees
  • NO online advertising fees
  • NO photography fees (excluding specialist photographic, interactive tour or audio visual online tour)
  • NO condition report fees
